1. About the site and operator

This Site is owned and operated by the private owners of Double View Perfect and Peaceful, a holiday home located at 66 Cockram Street, Lancelin WA 6490, Australia ("we", "us", or "our"). The Site is a marketing and information resource for the property. It is not a general public service or commercial platform.

2. Nature of the site — information only

The content on this Site is provided for general informational and promotional purposes only. Nothing on this Site constitutes:

• A legally binding contract for accommodation (that is formed on our booking partner's platform).
• Legal, financial, tax, or investment advice.
• A guarantee of availability, pricing, or property condition at any specific time.

Availability, final pricing, and booking terms are governed solely by our property management partner, Lancelin Beach Escapes (operated via Escapia), and their terms and conditions apply to all reservations.

3. Accuracy of information

We endeavour to keep information on this Site accurate and up to date, including property descriptions, amenity lists, indicative pricing, and distances to local attractions. However, we make no warranty that information is complete, accurate, current, or error-free.

Under the Australian Consumer Law (Schedule 2, Competition and Consumer Act 2010 (Cth)) we will not make false or misleading representations about our property. If you believe any information is materially inaccurate, please contact us so we can correct it.

Pricing displayed on this Site (including in the interactive pricing calendar) is indicative only. Final nightly rates, cleaning fees, security bonds, and any other charges are determined and communicated by Lancelin Beach Escapes at the time of booking.

4. Booking terms

All bookings for this property are made exclusively through Lancelin Beach Escapes via the Escapia platform. When you click "Check availability & book" or any similar link on this Site, you will be redirected to the Escapia booking portal. The following points apply:

• Reservation contract: Your accommodation contract is formed with the property owners, administered by Lancelin Beach Escapes, at the time of confirmed booking on the Escapia platform.
• Cancellation and refund: Cancellation policies, security bond conditions, and refund entitlements are set out in the Escapia booking confirmation. These Terms do not modify or supplement those policies.
• Check-in / Check-out: Standard times are 15:00 check-in and 10:00 check-out unless otherwise agreed in writing with Lancelin Beach Escapes.
• Guests: Maximum occupancy is 14 guests. Exceeding this limit may result in immediate termination of the booking.
• No pets: Pets are not permitted on the property at any time.
• House rules: Guests must comply with all house rules provided at the time of booking and displayed at the property, including noise restrictions and local Lancelin community standards.

5. Intellectual property

All content on this Site — including text, photographs, videos, graphics, logos, icons, the site design, and the underlying code — is owned by or licensed to us and is protected by Australian and international copyright, trade mark, and related laws.

You may:

• View, print, and download Site content for your own personal, non-commercial use.
• Share links to pages on this Site.

You must not, without our prior written consent:

• Reproduce, republish, adapt, or commercialise any content from this Site.
• Scrape, crawl, or systematically extract content or data.
• Use our property photos or marketing text on other platforms or listings.
• Remove or alter any copyright or attribution notices.

Some images on this Site are sourced under licence from Unsplash and their respective photographers — they remain subject to those photographers' rights. YouTube video embeds are subject to YouTube's Terms of Service.

We do not warrant that:

• The Site is free from viruses or other harmful components.

Nothing in these Terms excludes, restricts, or modifies any consumer guarantee, warranty, right, or remedy conferred by the Australian Consumer Law that cannot lawfully be excluded. Where such a guarantee applies and liability cannot be excluded, our liability is limited (at our option) to resupplying the relevant service or paying the cost of having the service resupplied.

To the maximum extent permitted by law, we (and our property manager) are not liable for any loss or damage — whether direct, indirect, consequential, special, or incidental — arising from or in connection with:

• Your use of or reliance on information on this Site.
• Any errors, omissions, or inaccuracies in Site content.
• Unavailability of the Site for any reason.
• Your use of any third-party websites linked from this Site.
• Any issues arising from the separate booking contract with Lancelin Beach Escapes / Escapia (which is governed by their own terms and applicable consumer laws).

This limitation does not apply to personal injury or death caused by our negligence, or to any liability that cannot be excluded under Australian law.

11. STRA registration and local laws

This property is registered under the Western Australia Short-Term Rental Accommodation (STRA) register administered by the Department of Energy, Mines, Industry Regulation and Safety (DEMIRS) under the Residential Tenancies (Short-Term Tenancy) Regulations 2024. Guests are required to comply with all applicable local government and community standards, including Shire of Gingin noise, parking, and waste management requirements.

12. Modifications to the site and these terms

We reserve the right to:

• Modify, suspend, or discontinue the Site at any time without notice.
• Update these Terms of Use at any time by posting a revised version with an updated date.

Your continued use of the Site after any changes constitutes your acceptance of the revised Terms. We recommend checking this page periodically.

13. Governing law and jurisdiction

These Terms of Use are governed by and construed in accordance with the laws of the State of Western Australia and the Commonwealth of Australia. You agree to submit to the exclusive jurisdiction of the courts of Western Australia for any disputes arising from or relating to your use of this Site or these Terms.
